We’re award winners (again). With help from our friends at Simplex Homes, the second phase of homes has won the National Association of Home Builder’s Modular Home Green Building award. The first phase also won this award when it was built. Stay tuned for more awards (we hope).

Spotlight on 715 S. Bancroft

715 S. Bancroft is a one of a kind home not only at Bancroft Green, but in Center City. Why? Well, for starters, it is one of only a handful of stand alone homes in town. In addition, if you crave natural light, this home has the unique distinction of having windows on all four sides as well as the customary skylight on our 3rd floor. The result is stunning. Even on the dreariest of days (of which we’ve had plenty this summer), 715 S. Bancroft is full of natural light. When you consider these amenities on top of our already top of the line finishes,design and incredibly low utility bills, it’s easy to gush over this home.

706 S. Bancroft went under contract last week. This will be our sixth settlement this year and 715 S. Bancroft is now the only remaining home. As always, we are grateful to all of our buyers for believing in our vision of high-end sustainable living.

Updated Streetscape and 715 bay siding

Work is nearly complete on Bancroft Street. With just a little painting to be done and countertops to go in on the two remaining homes, we are getting ready to finish all the touch-ups on the street. The newly planted Evergreen in the PhillyCarShare Lot is thriving and later in the week, we hope to install the crushed red stone on the lot as well.

715 S. Bancroft also recently received its final siding on the bay windows. Since this is a stand alone home (a rarity in center city), we wanted to make the finishes on the outside special. We decided to go with a corrugated metal product and a slightly more modern window package. We hope you like it as much as we do!

710 S. Bancroft Street is now under contract. This takes the total number of homes under contract or sold to 9 and this will be the fifth home to settle since the end of March. Only 706 and 715 S. Bancroft are still available. With the last two homes and the landscaping nearing completion, we hope that the entire block is sold out before too long.

HERS Score and ENERGY STAR

As part of our efforts to quantify how energy efficient our homes are, we applied for both ENERGY STAR and LEED certifications. In the first phase that was built, we were pleased to have reached a low score of 53 (lower is better). In order to qualify for the ENERGY STAR rating, a score of 85 or lower had to be obtained. We were extremely proud of this achievement, but not wanting to stand pat, we radically redesigned the building envelope system to ensure an even tighter house on the second phase. This was achieved by using staggered stud construction to minimize thermal bridging, adding a combination of spray foam and mineral wool in the cavity and then topping it off with 1″ of Dow SIS, which has an R-value of 5.5 per inch. The end result is a home that has a stated wall R-value of 33 and an effective R-value of 31. As a comparison, a home built to code only requires an R-value of 19 and is more often than not, effectively lower.

So what does all this mean? Well, we recently received the HERS scores back for the 4 homes which were tested so far in the second phase and the lowest score is, wait for it, wait for it, 48! We are excited to have lowered the score this much, considering that ENERGY STAR increased their standards quite a bit since the first time around.

So, there you have it. All homes tested so far easily reached ENERGY STAR qualification. We are still awaiting our final LEED certifications, and as soon as we receive them, we’ll blog about it.

Rear Patios

After a lot of back breaking work, the rear patios have turned out to be delightful spaces. With 150+ square feet of private space, comfortable recycled rubber pavers, a 100-gallon rain barrel and a crape myrtle tree to boot, the rear patios add yet another place to escape the hustle and bustle of City life, or maybe create a little of your own by entertaining out there! In addition to its good looks, the rubber pavers are sitting atop approximately 40 tons of stone so that the entire area is permeable. This means the water runoff from the roof and the rear patio will percolate into the ground instead of burdening the sewer lines.
